As a make-ready technician, you’ll play a critical role in getting property units ready for new tenants, as well as ensuring proper safety and maintenance protocols on your property. Some of the core responsibilities that will be expected of you on a daily basis include inspecting vacant units and meeting inspectors on site; cleaning units; monitoring supply needs; and completing preventive maintenance tasks and work orders as assigned by property managers. In performing all responsibilities, it’s essential that make-ready technician positions demonstrate the highest degree of customer service when interacting with residents and vendors.
Skills and abilities.
There are many necessary hard skills and soft skills required to be an effective make-ready technician who’s equipped to manage all aspects of the job. Typical hard skills for most make-ready technician jobs include painting skills; carpentry; and electrical expertise. While in-depth experience in each one of these skill sets is not always crucial, it’s important to have a general understanding of each so you can perform basic tasks and repairs (such as fixing a leaky pipe, tightening doorknobs, or installing a new light fixture). In terms of soft skills, it’s extremely helpful to have strong communication abilities; time management; problem-solving; and attention to detail. Experience and qualifications.
Ideally, it’s helpful to have at least a couple years of maintenance or repair experience before pursuing a make-ready technician role. Educational qualifications are generally a high school diploma and a baseline knowledge of electrical, plumbing, carpentry, and mechanical systems.
